Frequently Asked Questions

Below are answers to our most frequently asked questions. If you don't find your answers here, please feel free to contact us on 0448 405 556.

Why choose a professional real estate photographer to market your property?

Experience and expertise! We utilise professional cameras, lenses and lighting systems to create an atmosphere that brings appeal to each room and living area. Due to this expertise, we understand what’s required to present the images at their best and capture buyers’ attention.

What the difference between professional real estate photography and an amateur’s?

The difference can be enormous in the manner in which the property is represented from colours, lighting, perspective, staging and the final presentation of the images for both web and print.  Some amateur photography won’t even generate a glance on the web and there goes the opportunity to introduce potential buyers.

How much does real estate photography cost?

Good question! On a $500,000 property, it calculates at less than 1/2000th of the value or 0.0005%. Some consider this expensive or unnecessary, but as more than 90% of buyers start their search online, it’s worth the small investment to generate interest.

How can I prepare for my photo session?

The simple answer is “de-clutter, de-clutter, de-clutter”; see this How to Prepare Your Property for a Photography Shoot to give you an idea of what you can do to present your property.  Some items are more important than others, which may save you time in preparation.

Do you offer drone and aerial services?

Yes, we do! We sub-contract a CASA certified operator to give your property a unique perspective showing its proximity to the coast or hinterland and local services.  We also hire a light aircraft for a true bird’s eye view – ‘the sky’s the limit as they say’, which is ideal for large developments, prestige properties and rural homesteads.

Can real estate photography help increase the perceived value of my list price?

Absolutely and this has been proven in surveys, where viewers believe the property to be a higher value when presented by professional photography.

How does a vacant house affect the shots?

Ah! An agent’s nightmare is to present an empty property.  It’s cold and lacking that inviting ambience that furniture provides.  This is where we can offer Virtual Staging to present 2 to 3 key rooms e.g. master bedroom, living and outdoor areas.  It gives serious buyers a perspective of room sizes and decorating potential; see our Galleries or http://www.virtualstaging.com.au

What areas do you cover?

We cover the Sunshine Coast from the Noosa region down to Caloundra and the Maleny / Montville hinterland (and surrounds).  Of course we can travel further afield, if required.

What special lenses and equipment do you use?

We use Canon 5D MkII camera and professional L-series Canon lenses along with their dedicated flash system.

Do your services include retouching and editing?

Absolutely!  We pay special attention to presenting all properties as close to the naked eye as possible keeping a realistic perspective in presentation.  All images are professionally edited through Adobe Photoshop and Lightroom and returned in both high resolution ‘Print’ and pre-sized ‘Web’ formats, ready to upload, delivered by email and Dropbox.
